About Arena REIT (ASX:ARF)

Arena REIT is an ASX-listed property group headquartered in Melbourne. It owns, develops and manages social infrastructure properties, mainly early learning centres and healthcare properties, leased to operators across Australia.

Arena REIT (ASX:ARF) updated its FY2027 distribution guidance to a single figure of 20.0 cents per security, which it says reflects substantial progress on resolving its Edge Early Learning portfolio.

The guidance is towards the top of the range Arena provided on 19 October 2026 and reflects a 3.9% increase on the FY2026 distribution per security. Arena contracted for sale a further two ELC properties in October, bringing total proceeds from property sales in FY2027 to $23.1 million, which it says represents a 7.9% premium to book value. Together with the September quarter divestments, the operating ELC properties were transacted at a weighted average passing yield of 5.35%.

The guidance assumes that all announced transactions on Edge centres receive service approvals and lease assignment consents, that there are no new acquisitions and that there is no material change in market or operating conditions. Arena has not said how it will use the sale proceeds, which it continues to consider having regard to its balance sheet, cost of capital and capital management program.
