About Summerset (ASX:SNZ)
Summerset Group Holdings Limited is an NZX- and ASX-listed retirement village operator and developer headquartered in Wellington. It builds and runs retirement villages offering independent living, serviced apartments, memory care and aged care in New Zealand, and is developing villages in Victoria.
Summerset (ASX:SNZ) Group reported its third quarter sales of occupation rights to show how demand has held up since it raised its Deferred Management Fee (DMF), with resales rising while new sales fell on a year earlier.
Summerset settled 415 occupation right sales in the quarter to 30 September 2026, comprising 175 new sales and 240 resales. Resales were up 36% on Q3 2025 and ahead of the 227 delivered in Q2 2026. Year-to-date total sales are 1,228, up 10% on the first nine months of FY25, with resales up 27%. Canterbury recorded 63 sales in the quarter against 37 in Q2, and Christchurch represented 15% of total sales, up from 8%. New sales were down on Q3 2025, which the company had signalled at its half year result and attributes partly to buyer hesitancy linked to the Middle East conflict. Following the mid-August announcement lifting the DMF to 30%, the company says there has been no material change in contracting rates. New sales contracts signed in Q3 were up 20% on 1Q26 and 2Q26, and resale contracts rose 5% on 1Q26 and 8% on 2Q26.
Summerset says settlement timing still depends on prospective residents selling their homes. The release notes that the sales metrics may not reflect NZ IFRS financial performance and gives no financial figures.
