Anthony Landahl from Equilibria Finance highlights sustained challenges in Australia’s housing market, largely driven by the ongoing mismatch between supply and demand. Landahl points to an 8% growth in the property market over the year, with investor credit growth reaching 13%. He notes that investor activity could contract next year, as many entered the market following previous interest rate cuts. However, he maintains that, despite possible contraction, investors remain active—particularly in affordable suburbs and mining areas with strong rental yields.

Competition between investors and first home buyers is increasing, especially in less affordable markets and regional areas. Homebuyers, unable to access pricier markets, are competing with investors in these segments. Landahl sees both groups, alongside upgraders, targeting similar properties, fueling rising prices. He highlights that prudential regulations, such as APRA’s cap on higher debt-to-income ratio loans, may have limited impact on demand but are expected to influence major banks more than smaller lenders.

Looking ahead, Landahl identifies interest rates and housing supply as key factors shaping the property market. He suggests that uncertainty over rate rises could dampen demand and slow market growth, while persistent low supply will continue to underpin prices. In the broader economy, Landahl observes improving small business sentiment and increased appetite for commercial property investment and business finance.
