Can Qualitas' numbers rewrite the private credit narrative?

Company Interview24 Aug, 2026

Key points:

Strong profit, revenue and FUM growth underpin FY27 earnings guidance No fund leverage and limited redemption rights seen as key risk advantages Europe viewed as a fivefold expansion of addressable market and medium‑term growth driver

Andrew Schwartz from Qualitas sets out a bullish outlook for the group after Qualitas reported a 20% rise in normalised net profit before tax to $63 million. Funds management revenue rises 27% to $85 million and fee-earning funds under management reach $11.9 billion, up 36%. Schwartz points to FY27 guidance for normalised net profit of $74–80 million and a dividend of 11.25 cents per share, both framed as a reflection of strong fee-earning funds and ongoing construction loan drawdowns that increase revenue visibility.

Schwartz states that Qualitas typically holds at least a year of “dry powder” and currently has about $2.4 billion ready to deploy, while remaining comfortable on credit quality. He highlights an 18‑year track record of uninterrupted deployment growth and notes that the funds have no leverage and minimal redemption rights exposure, which he views as a major competitive advantage versus global peers facing liquidity pressures in private credit.

European expansion through the Stars platform is described as a key revenue diversification step, potentially increasing Qualitas’ addressable market fivefold. Schwartz argues investors underappreciate the difference between the real estate cycle and the credit cycle, pointing to $6.5 billion of capital deployed in the past 12 months and $1.1 billion of transactions already approved or closed for the new year.
