Mark Scatena, Managing Director of BWP Trust states that the latest full-year result reflects solid income growth, disciplined cost control following management internalisation and favourable leasing outcomes. Profit, funds from operations and distributions all rise, with gearing reduced after new debt issuance and a $228 million equity raising. Scatena indicates the balance sheet is now positioned for growth, with distributions in line with guidance.

A key element, according to Scatena, is the reset and extension of 62 leases with Bunnings, delivering weighted average lease terms of 8–10 years and underpinning income visibility. While Bunnings remains the dominant tenant, Scatena points out that around 20% of the portfolio is already in non‑Bunnings large format retail, a segment he views as benefiting from population growth and a shortage of appropriate floor space. Recent capex is directed to repurposing vacated Bunnings sites in South Australia and Victoria into multi‑tenant large format retail centres.

Scatena outlines an ongoing portfolio recycling strategy, divesting former Bunnings assets where the market, in his view, ascribes higher value, and acquiring new large format retail properties in Queensland and Victoria. He maintains a constructive outlook on valuations, citing strong Bunnings covenant support and sustained capital interest in large format retail.
